13th Floor Homes Breaks Ground On Two Townhome Rental Communities In South Florida’s Port Saint Lucie: Villas Of Torino & Tredici At Central Park

South Florida-based developer 13th Floor Homes has commenced construction on two single-family rental communities in Port Saint Lucie, Florida: Villas of Torino and Tredici at Central Park.


South Florida-based developer 13th Floor Homes has commenced construction on two single-family rental communities in Port Saint Lucie, Florida: Villas of Torino and Tredici at Central Park. These developments, now under construction, will contribute 346 rental townhomes to the region, addressing the increasing demand for single-family housing in South Florida.

Villas of Torino, located at 5600 Northwest Coventry Circle, will offer 126 single-family rental townhomes. The community will feature amenities like a resort-style pool and cabanas, lake views, and lush landscaping. The homes, ranging from three to four bedrooms, will boast modern designs, luxury finishes, two-car garages, private driveways, secluded backyards, and various floorplans. Pre-leasing for Villas of Torino is set to begin this month, with the first homes expected to be available in Spring 2024.

Tredici at Central Park, situated at 9530 Southwest Valletta Way, will encompass 220 single-family rental townhomes, ranging from three to four bedrooms. This gated community is part of the 18-acre master-planned development of Central Park by Kolter Land, which includes 1,500 residential units and retail spaces. Community amenities for Tredici at Central Park will include access to Central Park’s 10-acre amenity campus, featuring a resort-style pool, fitness and recreation facilities, clubhouse, dog park, and a children’s splash pad and playground. Pre-leasing for this community is expected to begin in early 2024, with the first homes delivered in Summer 2024.

“These two communities not only mark 13th Floor’s entrance into the Port Saint Lucie market, but also coincide with the launch of our single-family home rental platform,” said Michael Nunziata, Division President of 13th Floor Homes. “We’re fulfilling the growing demand for newly built rental homes in thriving areas like Port Saint Lucie, known for its high quality of life, growing employment base, and convenient location.”

Port Saint Lucie, located along Florida’s Treasure Coast, about an hour north of Palm Beach County, has been identified as one of the nation’s fastest-growing cities. The U.S. Census Bureau reports that the city’s population has doubled over the past 30 years, reaching over 500,000 residents by 2021.

In addition to Villas of Torino and Tredici at Central Park, 13th Floor Homes is developing other communities in Florida. These include Marina Landings in Fort Lauderdale, Solera at Avalon Trails in Delray Beach, and a planned development of 106 homes in Sarasota next year. The firm’s completed projects in Broward County’s City of Tamarac include the 253-home Central Parc, the 239-home Manor Parc, and the 214-home Hidden Trails, along with 191 homes at Arbor Parc in Palm Beach County’s Riviera Beach.
